III. MAINTENANCE, CLEANING, PAINTING, SNOW REMOVAL AND GROUNDS CARE

Our method and philosophy is to use independent contractors for on-site maintenance. We believe this "arm's length" approach insures honest, consistent, dependable and competitively priced work. This competitiveness not only keeps prices fair, but insures high quality work. No mark-ups are added to contractor billings. Resident managers perform maintenance according to their abilities.

Maintenance

We use a minimum of six handyman-type contractors for day-to-day maintenance such as repairing leaky faucets, appliance repair, heating and electrical general repair, and minor gutter and roof repair. Resident managers perform these duties at their sites.

Cleaning

Cleaning is done by independent contractors. Resident managers perform these duties at their communities.

Carpet Cleaning

We have used two quality carpet cleaning companies for several years.

Painting

Painting is also done by independent contractors. This is an area where large disparities exist In pricing, dependability and quality. Resident managers also perform these duties according to ability.

Snow Removal

Snow removal jobs are awarded to independent contractors on a per bid basis and according to past performance. Resident managers often perform snow removal at their communities.

Grounds Care

Large jobs, such as grass cutting, extensive pruning and treatment, sprinkler installation, and regular parking lot maintenance are awarded on a per bid basis. Resident managers perform many of these duties at their communities.

IV. MAJOR REPAIRS

Over the years we have developed excellent day-to-day relationships with contract plumbers electricians, heating and air conditioning repairmen, roofers, and concrete and asphalt companies.

Through the use of independent contractors and good business relationships, Mock Property Management has been able to provide quick and timely responses needed in the fast-paced and demanding property management field.



V. LEASING SERVICES

  1. Show property to prospective renters.
  2. Check references of prospective renters.
  3. Once a suitable renter is found, draw up the lease agreement and have it signed. We sign as owner's agent.
  4. Collect all monies due, including a security deposit.

 

VI. MANAGEMENT SERVICES

  1. Rent collection
  2. Handle maintenance problems through independent maintenance contractors whenever possible, ensuring that work has been completed in a professional, workmanlike manner at a reasonable price.
  3. Be available 24 hours a day in case of emergency.
  4. Pay monthly mortgage payments and other expenses related to the property.
  5. Issue monthly statements to owner.
  6. Process refund of security deposits.

VII. RENTAL LICENSE

All property owners in the City of Boulder will be required to obtain a rental license. The fee charged to the owner is set by the City of Boulder.
